Why did Epic sell Gears of War?

Microsoft purchased the Gears of War IP from Epic Games, and they own the franchise now.God of War 1,2 and 3 will only come to PC if Sony decides to remaster and release them on PS5. Sony is a businessman at the end of the day, if they put money on remastering these three games, they will want maximum ROI on that investment.
